The focal point of Cold Lake’s outdoor recreational activities is, of course, the Cold Lake and the Marina. The lake provides for almost 400 square kilometers of playground for all kinds of water sports including swimming, fishing, sailing, scuba diving, boating, tubing and wind-surfing. During the winter you’ll find people ice fishing, skiing, skating and snow mobiling on the lake.   |  | | |
 The Cold Lake area also boasts many parks, campgrounds, nature trails and white sandy beaches. The recently completed Millennium Trail joins all three communities of Cold Lake with a 12 km paved pathway. The JJ Parr Sports Center includes a 25 mile competition pool, kid’s pool, and hot tub sauna and water slide. It also has two ice rinks, weight room, gym, squash and racquetball courts, mini gym and change room. Our newest facility is the Northern Spirit Leisure Centre which incorporates a six sheet curling rink, Palm Springs Golf Course and conference rooms. Other facilities include two indoor ice rinks, one outdoor rink, skateboarding park, outdoor tennis court, another curling rink, ball diamonds, soccer fields, five-pin bowling alley, the 18 hole grand centre golf and country club, indoor playground and many outdoor playgrounds. Kinosoo Ridge Snow Resort is Cold Lake’s premier winter destination. Located just 14 km east of Cold Lake on French Bay, with its natural and machine made snow, triple chair lift and t-bar offers ten groomed runs and over 370 vertical feet for your skiing pleasure. Some great news for the future of Cold Lake recreation is Cold Lake Imperial Park, a breakthrough project that had its ribbon cutting in 1996. Imperial Oil donated a 320 acre parcel of land to the City of Cold Lake for the development of a very large recreation park. The plan spans 25 years. Currently the plan includes four softball fields, six soccer fields a skateboard facility and washrooms. All in all there is huge and generous support from the municipality and the commercial sector for the continued growth and expansion of Cold Lake recreational facilities and a commitment to the improvement of the quality of life for families and individuals who choose to make Cold Lake their home. Most states require a home seller to provide the buyer with some type of disclosure form. What might the seller have to disclose?
A Residential Property Disclosure Form requires the home seller to disclose facts about the home's heating, wiring or plumbing systems, including any defects that may exist, such as leaks in the roof or cracks in the foundation. If something in your home is not working properly or needs repair, you will need to either fix it or disclose the material defect to the prospective buyer. There are other disclosure forms, unique to each local area, that require sellers to disclose negative environmental factors or local building code issues. A lead-based paint disclosure form is required for homes built prior to 1978.
State legislatures and courts all over the country have passed laws regarding concealing defects from an agent or buyer. Ask your real estate agent about your obligations as a seller regarding disclosure.
